What the public record
shows about a building

Why there is no number at the top
Other products reduce a building to a single figure. It is a satisfying thing to read and an easy thing to be wrong about, because the figure hides which facts went into it, how old they were, and which of them were simply never found.
A record that could not be located in a public search is not a record that does not exist. An association may keep every one of its documents behind an owner sign-in, exactly as the statute contemplates, and a search from the outside would see none of them. Turning that into a low mark would be a statement about our search dressed up as a statement about the building.
So this report gives you the facts, each with its provenance, and leaves the judgment where it belongs. If a fact matters to a purchase, the association will confirm it, and your own Florida counsel can tell you what it means.

Everything above is what a buyer, a lender or a prospective owner can already see. If it is thinner than the association actually is, the gap is usually publishing rather than practice.
