Effective January 1, 2026, Florida’s condominium website requirement extends to associations managing 25 or more units that do not contain timeshare units (previously 150+). Covered associations must maintain digital copies of specified official records on a website or application accessible to unit owners.
What This Tool Does, Plainly
We search for a public website matching the association name you entered, and if we find one, we read its homepage and any linked records section for evidence of each of the 18 items Florida law lists. Florida requires most of those records to remain behind an owner-only login. An item shown as not visible from the public web may be present in that protected area; only an authorized owner-side inventory can determine that.
This tool reports facts about what a web search turned up, on the day it ran. It does not determine whether an association is meeting its obligations, whether it is covered by the requirement at all, or what a missing category means for that specific association. Those are determinations for the association and its counsel, not for an automated search.
Repeat checks for the same association within 30 days return the same result, to avoid checking the same public site over and over.
