The website itself, built and hosted
A records website on your own address, with the owner and employee section behind a credential, set up so a director can be added or removed without calling anybody.
For a Florida condominium board that has the posting obligation and has already learned that a volunteer will not keep up with it.
We build the statutory records website, we post to it inside the window, and we write the quarterly summary for the board packet.
To build it, once
$2,495
Then, monthly
25–149 units. Annual billing runs at ten months, so two months are free.
Under 25 units and above 149 units are quoted rather than banded. So is a portfolio of several associations, which is one engagement rather than several.
What the launch fee buys
01
A records website on your own address, with the owner and employee section behind a credential, set up so a director can be added or removed without calling anybody.
02
We take what you have, work out what the statute expects to be there, post what you can produce, and hand you a written list of what is missing rather than a quiet gap.
03
Your fiscal year, your meeting cycle and your renewal dates loaded, so the window for each record is a date on a calendar rather than something somebody has to remember.
04
One session for the directors on what is posted, what is coming due, and how to see at any moment whether the association is behind.
If you move up later
01
It is your website, on your address, and the credentialed section is a real access control rather than an unlisted link. Directors and employees are added and removed by you, and the list of who can see the section is itself part of the record.
02
The posting window does not care whether your secretary was traveling. We watch for the record, we post it, and the date it went up is logged. That log is the thing that matters when somebody asks later.
03
Most associations that come to us cannot produce two or three of the categories the statute expects. We tell you which ones in writing, early, while it is still a project rather than a demand letter.
04
A page, quarterly, written to be read aloud at a meeting: what was posted, what came due, what is outstanding, and what the board needs to decide.
05
You get a name and an email address, not a queue. When the posting is late, there is somebody whose job it was.
You send your website address and your association name. We look at what is published today and reply within one business day with what we found and a start date.
It does not touch your books or your minutes. If what hurts is the ledger and the meeting record, the platform is the rung above this one, and this fee comes off its launch fee.
LRI Connect provides software. The board and its officers remain responsible for what is filed, posted, adopted, and decided; the system tracks the obligation, produces the record, and holds the evidence.
The platform
For a board that wants one place saying what the association owes, when it is due, who has it, and whether it is finished.
See it in full →The operating platform
For a self-managed board running four systems by hand that would rather run one that agrees with itself.
See it in full →Included with the platform
For a board tired of answering the same six questions, and for the resident asking one of them at eleven at night.
See it in full →Read the longer argument for this, which explains why it is shaped the way it is rather than what it costs.
