A compliance calendar built from your jurisdiction, your association type and your fiscal year rather than from a generic checklist

The calendar is generated from a jurisdiction pack, not typed in by us. A Florida cooperative and a Florida condominium of the same size get different obligations on different clocks, because Chapters 718 and 719 are different statutes and do not impose the same duties. Change your fiscal year and the dates move with it.

An owner and a due date on every obligation, with reminders that reach that person and not the whole board

An obligation with no owner is a wish. Every line carries a named director or officer, and the reminder goes to that person on a schedule you set, so nobody finds out at the annual meeting that the whole board assumed somebody else had it.

Evidence attached where an obligation closes, so a finished item can still be proved a year later

The document that proves the obligation was met is attached to the obligation, not filed near it. When an owner asks about a date two years back, the answer and the proof of it come up together.

Seats are not metered. Add every director, the manager, the bookkeeper and next year is board, and the figure does not move. A per-seat price makes a board choose who gets to see the calendar, which is the opposite of the point.

A binder export and a quarterly summary you run yourself for the board packet

The binder is one export: every obligation, its status, its owner, its dates and its evidence, as a single document with a generation timestamp on it. The quarterly summary is a page, written to be dropped into a board packet without editing.

Ask when the milestone inspection is due and it tells you the date on your calendar, names section 553.899, and says the interval it comes from, so you can check the answer instead of trusting it. Every date it gives you is one already on the association’s record, entered from facts your board supplied; it does not work dates out in the chat, and it says so rather than guessing when the calendar does not carry one. It will also show you which evidence is still missing on an item, assemble an owner-facing notice from language that has been reviewed rather than language it wrote, and open a filing task. What it will not do is tell you what a provision means for your association, which document controls, or what the board should do. Those questions are stopped by the platform before they reach any model, and the answer is a fixed refusal that points you to your own counsel.
